1) Get Pre-Approved
Contact a mortgage broker or lender and once your qualifications are determined between, you need to gather your financial information as the lender requests, then get the lender’s pre-approval letter ready.
2) Begin Your Home Search
I work with all my clients to establish and define their needs and wants (your wish list). This includes the neighborhood you’re interested moving to, school district, age and size of home, amenities, and more.
Next, between the home search features on my website, market research and networking, I create a list of prospective homes that you can choose from. Also, any other homes you find doing your own home search will be included also. We will visit the properties that best fit your search criteria.
3) Making an Offer
Once you have found the property that you want to buy, we will work together to submit the offer by using recent comparable home sales in the area to get the home's proper market value.
4) The Negotiations Begin
Once you and I have discussed and finalized your terms, including closing date, price and other variables, I then present the offer to the listing agent and we will begin to negotiate. And remember, I am a Certified Negotiation Expert®.
5) The Review Process
Once the contract is agreed upon by you and the seller, we will get focused on the standard contingencies, including the home inspection, appraisal and your mortgage commitment. At this point, the attorneys will get involved also.
6) Your Final Walk-Through
Before the closing, we will do a final walk-through of the property to give you one last look at the home and confirm repairs that were agreed upon during the home inspection.
7) Your Closing
Closings usually take place at a title company or Coldwell Banker’s office. After all documents have been signed and funds to close are in escrow, the property is conveyed to you and you are a home owner!
